1. RENTAL MANAGEMENT

 

We can help those who have a difficult time renting or selling out their properties in  especially in Ampang and Kuala Lumpur. Our business helps provide information and assistance to those who require a rental or selling.


Our services include: locating and qualifying tenants; maintaining the interior and exterior of the property; facilitating repairs; managing accounts receivable and payable; collecting rents; working with attorneys on the eviction of tenants; generating monthly reports on income and expenses; and administering owner/tenant communication programs.

2. HANDLE TENANTS COMPLAINTS

 

We will perform those activities necessary for the physical upkeep of the building, for housekeeping and cleanliness and for undertaking improvements or modifications of the complex. Our combined experience in building construction and property management ensures prudent, cost effective decisions.

 

3. MONITOR PAYMENT OF RENTAL AND BILLS

 

Upon request we can monitor payment of utilities bills and rental in the bank.

 

4. ARRANGE CONTRACTOR ON REQUEST BY THE OWNER/TENANT

 

We will also arrange contractor for painting, service the air-conditions, lightings,  plumbing work, repair furniture and minor  carpentry.

2. ADVERTISING YOUR PROPERTY - WE CAN:


-Advise on a specific advertising budget and determine which websites will be best for your property.

-Ensure you have the best possible digital images of your property, including a video if possible.

-Organize space bookings on websites used by your target market.

-Constantly monitor these websites, using for example: special offers for vacant weeks.


3. DEALING WITH YOUR CLIENTS - WE CAN:


-Respond quickly and efficiently to any enquiries & provide a personal response.
-Follow up all enquiries not confirmed within 14 days & keep a record of the details for further correspondence.

-Email you a summary of confirmed bookings on a regular basis.

-Send notification out to all clients 9 weeks prior to their holiday starting dates, occupancy & flight times.


4. MONEY MANAGEMENT - WE CAN:


-Fully explain to all clients the deposit requirements. Approx 25% at time of booking & remainder paid 8 weeks prior to holiday.

-Take care of all the deposits and balances and forward them to you, minus our fee.
-Organize any payments against damages once the post-holiday state is assessed.


5. EXTRAS - WE CAN:


-Liaise with your cleaner/caretaker to inform them of bookings and organize any special requests, such as cots.

-Work with you to create an information guide for your property, including instructions, rules & places of interest.

-Dispatch a final satisfaction.
